Great piece, Bristol! I am of that 40 percent and you've beautifully described my hometown exactly as it's become. Breaks my heart.
The Mt. Pleasant with which I grew up bears no resemblance to the one that exists today. Mainly, not a lot of Black folk left because it's become too unaffordable to stay -- even if they once owned their own land (which most Black folk did back in the day). I grew up on the peninsula in downtown Charleston proper. That, too, is increasingly unaffordable for its Black residents.
Good luck in Portugal and keep on working at your white supremacy rehab -- it seems to be working!!
